Al Mouj Muscat, a unique public-private venture between Oman government and Majid Al Futtaim Properties, has launched the second phase of its Ghadeer Villas development, featuring three- and four-bedroom contemporary family homes, based on the continued demand for its Phase One project launched this April.

Ghadeer villas have been specifically designed as environment-friendly living options for families, using foundational materials that minimise heat, and including energy-efficient lighting, and water-saving fittings and fixtures.

Residents in these villas also get to enjoy a convenient access gate leading directly to their homes without having to pass through the main entrance of Al Mouj Muscat, said the developer.

Neighbourhood residents in both the first and second phases of Ghadeer have access to a range of established amenities and facilities including restaurants and cafés, four- and five-star hotels, a nursery, a nearby Greg Norman signature golf course, marina facilities and a more wellness-focused lifestyle.

Additionally, they also get to enjoy the much-anticipated community hub and mosque - the destination's newest development, designed and created to be a place where people can connect, share and learn are only a walking distance away, it stated.

The market has reacted with enthusiasm to Ghadeer villas’ unique offering in Phase One, including an exceptional location, access to Al Mouj Muscat’s leisure and lifestyle experiences, and the premium design and finish, said a top official of Al Mouj Muscat.

"The green spaces surrounding Ghadeer villas, including our parks and 35 km of walking and cycling trails, the creek running through the neighbourhood, as well as the close proximity of the stunning Al Mouj Muscat coastline, have been significant attractions for the buyers in the Phase One," remarked CEO Nasser bin Masoud Al Sheibani.

“Families have also commented on the accessibility of Ghadeer villas to everyday shopping and dining needs, schools, and key destinations including the airport and major attractions, all while still fostering a thriving sense of neighbourhood and community,” he noted.

“With more than 8,000 residents from 80 nationalities already making up the Al Mouj Muscat community, we are highly attuned to the needs of families living here, and this insight informs new offerings such as Ghadeer villas’ phase two,” he added.-TradeArabia News Service
